This Saturday’s Australian property auction figures were released, with Sydney’s auction clearance rate at 54 per cent and Melbourne’s at 55 per cent last week.

Last weekend’s auction clearance rates were about the same as last week’s, but there were significantly fewer properties sold through auctions than usual due to school holidays in Australia

Currently, we’re finding more homes are being sold before auction as sellers rush to make a deal rather than risk not getting a sale as vendors are becoming less willing to test the marketplace under true auction conditions.

This Saturday, Sydney recorded a 54% clearance rate, 577 properties were listed for auction.

127 properties were withdrawn from sale – a sign of the challenges the Sydney market is experiencing. The current Sydney market remains stable despite a sharp drop in listings due to the school holiday and significant weather on Saturday.

Realestate.com.au reported that there were 1,399 private sales in New South Wales over the last week and more than the 1,228 sales last week. But, of course, many off-market Sydney property sales would not have been reported.

The clearance rate for houses was 66.1%, with units higher this weekend at 57.5%.
