While growth across Sydney’s housing market has slowed, a number of traditional blue-chip suburbs continue to outperform. Recent data shows that among Sydney suburbs with median house prices above AUD $4 million, the strongest annual gains over the past 12 months have been concentrated in harbourfront and coastal locations. Bellevue Hill led the rankings with annual growth of 29.3%, taking its median house price to approximately AUD $11 million. It was followed by Fairlight and Manly, where prices rose by 27% and 20.5% respectively.
Among the top ten performing suburbs, Strathfield was the only non-coastal location. House prices in the suburb increased by 14.5% over the past year, with the median value reaching AUD $4.38 million. Local agents say Strathfield has long been favoured by high-income households, including doctors, lawyers and business owners. Its combination of prestigious private schools, rail connections, parklands and retail amenities has earned it a reputation as the “Mosman of the Inner West.”
Industry experts believe the resilience of Sydney’s prestige housing market is being driven by a combination of limited housing supply, strong lifestyle appeal and the substantial wealth base of high-net-worth households. Unlike typical owner-occupiers, many premium property buyers rely on business income, investment returns or family wealth, making them less sensitive to rising interest rates and cost-of-living pressures.
The Northern Beaches have been particularly strong performers. Local agents note that since the pandemic, buyers have increasingly prioritised lifestyle and quality of living. Beaches, coastal walks, natural surroundings and outdoor recreation have become key attractions for affluent purchasers. Even as the broader market cools, these blue-chip suburbs — characterised by scarce land, premium locations and exceptional lifestyle offerings — continue to demonstrate remarkable resilience and price growth.

Last Week’s Auction Results
Sydney: A total of 1,033 properties were taken to auction, with results reported for 605 properties. Of these, 311 were sold, resulting in a clearance rate of 51%. The total auction value reached AUD 305,067,441, with a median price of AUD 1,420,000.
Melbourne: A total of 921 properties were taken to auction, with results reported for 628 properties. Among them, 354 were sold, achieving a clearance rate of 56%. The total auction value amounted to AUD 259,167,349, with a median price of AUD 915,000.
