According to the latest PropTrack report, in the July–September 2025 quarter, all of Sydney’s top 15 suburbs for price growth were dominated by the apartment market, with the strongest gains concentrated in the south-west, inner south-west, and outer-west regions. Among them, Lalor Park recorded the sharpest rise, with its median apartment price surging from AUD 507,000 to AUD 607,000 within three months — a 20% increase, topping the list. The report noted that this trend reflects a growing number of buyers moving away from the city centre in search of more affordable housing options.
After years of oversupply, Blacktown’s apartment market has rebounded strongly. Local agents reported a notable uptick in sales activity: “Almost every apartment we list now sells within two to three weeks.” They added that first-home buyers have become the main driving force in the area, drawn by its affordability and convenient location close to the train station and the M2 and M7 motorways. PropTrack economist Angus Moore said that affordability remains the key factor behind the surge in demand for Western Sydney apartments, as “people are naturally looking for better value — whether that means moving further out or choosing an apartment over a standalone house.”
Overall, Sydney’s housing market showed steady and balanced growth across regions. Outside the west, apartment prices in the inner south-west suburbs of Yagoona and Bass Hill rose by 12% and 10%, respectively. In the east, only Darling Point made it into the city’s top 30 list, with prices climbing 11%. Moore said Sydney’s apartment sector is benefiting from a “compounding affordability effect” that is driving consistent demand and gradual recovery across the city.
In the Parramatta region, Wentworth Point has emerged as a favourite among buyers, with apartment prices rising 3% during the quarter to reach a median of AUD 773,000. A Ray White agent said the area attracts two main groups — first-home buyers with budgets under AUD 1.5 million and downsizers seeking a more convenient lifestyle. Its prime location near Parramatta, Macquarie Park, Chatswood, and the Sydney CBD has also drawn strong interest from medical professionals. With ample apartment supply, buyers still have room to negotiate, though demand remains high — each listing attracts around 50 in-person inspections on average, underscoring the suburb’s strong market momentum.
