By the year 2031, growth regions such as Western Sydney and The Hills District are projected to see substantial increases in land values. This growth is mainly propelled by population expansion and is further supported by significant investments in infrastructure, including the Western Sydney Airport, new metro stations, and other key projects.

Recent data has highlighted the best investment areas in Sydney for both the present and the future, pinpointing reliable long-term investment hotspots. It’s forecasted that land values in Castle Hill will rise by over AUD 2.2 million by 2031. In the outer western suburbs like Badgerys Creek, Austral, and Greendale, an increase of over AUD 1.2 million is anticipated.

Moreover, suburbs such as Mulgoa, Luddenham, and Orchard Hills are expected to experience a surge in land prices, potentially exceeding AUD 1.5 million. The projected increases in Macquarie Park and Marsfield are even more significant, with expectations surpassing AUD 3 million.

In Sydney’s southwest, areas like Cobbitty and Leppington, as well as northwestern suburbs including Rouse Hill, Beaumont Hills, Riverstone, and Marsden Park, are identified as prime investment locations for both current and future prospects.

Real estate investment specialist James Fitzgerald highlights Sydney’s strong growth trajectory and its status as a major destination for international migration. He draws particular attention to The Hills area, which has benefited from the New South Wales government’s investment in the metro system, resulting in eight new and five upgraded stations in recent years.

Fitzgerald also notes that the long-term potential of the areas around Badgerys Creek and its neighboring western suburbs is particularly promising, largely due to the New South Wales government’s construction of the new Western Sydney Airport. This AUD 5.3 billion infrastructure project is expected to create approximately 14,000 jobs during its construction phase.

He emphasizes that the key to successful investment lies in identifying areas with ongoing population growth. Fitzgerald suggests that investments in standalone houses typically offer better prospects than apartments, as the land is the main driver of property value appreciation, while buildings start depreciating from the moment of completion.
